a Land Agent
The process of land sales is very different from property sales. An estate agent charges a small commission to sell your property, but in land sales Land Agent fees are paid by the developer buying the site, so there is no cost to the Land Owner/Seller.
When dealing with land, its potential value is determined by what it is possible to use the site for. This is determined by what planning permission can be achieved, and this is the expertise of the developer.
Obtaining planning permission for developments prior to the sale of the land will make the site particularly valuable to some developers, whilst others would rather obtain the planning themselves, purchasing the site either unconditionally or on a subject to planning basis. For these reasons, it should come as no surprise that specialised knowledge of the land market and a wealth of experience is required in order to reach agreements that are mutually beneficial to all involved parties. This is the responsibility of the land agent.
